Certificate of Warranty*

This certificate issued by A&S Construction, Inc. to the Home Buyer, is a non-transferable warranty.  It is valid for a period of one year, beginning on the closing date  and ending one year to date.  This warranty covers the home on the property purchased .

To obtain service: Call A&S Construction, Inc. at (435)673-3732, 24 hours a day, seven days a week.  A&S Construction, Inc.  will respond within seven working days to correct any problems that may occur. 

Unauthorized work will void this contract.

Warranty Coverage.  

 This warranty guarantees against any structural damage, unless damage is due to: acts of nature, common or normal wear and rear, vandalism, damage caused from an accident, abuse, or misuse, or work performed by any person either not hired or supervised by A&S Construction, Inc. 

Preventative maintenance is the responsibility of the Homeowner.

Preventative Maintenance. 

 Preventative maintenance includes but is not limited to the following: Maintaining the cleanliness of the structure including but not limited to the rain gutters, stucco, paint, roof tile, etc... The filters in the HVAC system need to be replaced once a month.  The HVAC system should be inspected by a licensed contractor at the change of seasons, before using either the heater or the air conditioner, The elevation of the property needs to be maintained at a minimum slope of one percent such that all water drains away from the structure.  Water heater needs to be back flushed once every six months to remove calcium build-up due to hard water.  Plumbing fixtures should be inspected at least once a year to insure against leaking.  Failure to properly maintain the structure or property will void this warrantee.

Warranty Excludes.  

 A&S Construction, Inc. does not warranty any work not performed by a sub-contractor either hired or supervised by A&S Construction, Inc.

Cancellation. 

 This warranty shall be cancelled by A&S Construction, Inc. one year from closing date , or on such date any unauthorized repairs are made or failure to properly maintain structure.*
